The renovation

The house was taken back to the structure and rebuilt with Swiss-German standards of work and a long-view choice of materials. Every fixture was chosen for durability, not for trend. Villeroy & Boch sanitaryware in every bathroom. Grohe rain showers throughout. Buster & Punch hardware on every interior door, machined steel handles from a small London studio that we have admired for years.

The kitchen is built around an induction hob and a Bosch fridge; the laundry is Siemens; the entertainment is a 65-inch Samsung Smart TV with every streaming app already installed. The windows and sliding doors are Schüco, the same insulated systems used in alpine homes, which is what makes the all-season story honest rather than aspirational.

The all-season house

Most villas in Rogoznica close from November to March. The Beachhouse stays open. A new heat pump powers underfloor heating across both floors and every bathroom. The Schüco windows hold the warmth in. A high-capacity boiler runs hot showers for six without complaint. The whirlpool jacuzzi is heated year-round. Independent air conditioning in every room handles the August evenings.

Rogoznica’s restaurants stay open through the off-season. The harbour walks are quieter, the light is lower, the bay belongs to a handful of locals. The Beachhouse was built to be lived in across the full calendar.

How we rent it

We rent The Beachhouse a limited number of weeks each year. Bookings run Saturday-to-Saturday in peak season for cleaning logistics, and flexibly at the shoulders. The renovation is complete to the last detail, the house has been photographed exactly as you will find it, and a printed welcome pack awaits in every room. Reviews are welcomed after every stay.
