How do I book?
All reservations are made through our Booking.com listing. It shows live availability and rates for every season.
Why don't you show prices on this website?
Booking.com handles seasonal pricing dynamically, with the most accurate availability and currency conversion for your country. We keep one source of truth to avoid confusion.
Is there a minimum stay?
Five nights minimum is our usual policy, with some flexibility in the shoulder seasons. Please check the current minimum stay directly on our Booking.com listing. In peak season (mid-June through end of August) bookings typically run Saturday-to-Saturday for cleaning logistics.
What is the cancellation policy?
Cancellation terms are set on the Booking.com listing and follow standard policies for that platform. Free cancellation windows vary by rate; please review the terms when you book.
What is included in the price?
End-of-stay cleaning, all bed linens and towels (including beach towels), WiFi, electricity, air conditioning, heating, and use of the jacuzzi are included. Tourist tax of approximately €2.50 per adult per night is paid locally on arrival.
Is a deposit required?
Booking.com handles payment terms directly. Typically a portion is taken at booking and the balance closer to arrival. A refundable damage deposit of €1,000 is held against the credit card on arrival and released on departure.
How many people can stay?
The house sleeps six across three bedrooms: one king master with ensuite, one double, and a bunk room with a single bed above a wider lower bed. Three bathrooms total.
Are pets allowed?
Yes, well-behaved dogs are welcome, no extra charge. Please tell us in advance so we can put a few things in place for arrival.
Is the property suitable for children?
Yes. The bunk room was built for grandchildren and the terrace is enclosed by a low wall. The beach immediately in front of the house is shallow and calm. There is no on-site pool, but the jacuzzi is appropriate for supervised use.
Is there air conditioning and heating?
Independent air conditioning in every room. Underfloor heating across both floors and every bathroom. The whirlpool jacuzzi is heated year-round. The house is built to be comfortable in every month.
Is WiFi included?
Yes, high-speed fibre WiFi throughout the house and on the terrace. Network name and password are in the welcome pack.
What time is check-in and check-out?
Check-in from 16:00 (4 PM). Check-out by 10:00 (10 AM). A member of our local team will meet you on arrival.
Is there parking?
There is no parking directly at the house, the promenade in front is pedestrian. Several paid and free parking options are available within a short walk: Marina Frapa offers weekly contracts, and public lots are 50–100 metres from the house. We send detailed parking guidance with the welcome pack.
Who runs the property?
The Beachhouse is privately owned. A small, returning local team handles housekeeping, maintenance, and welcoming guests.
Do you offer an airport transfer?
Is the house accessible to wheelchairs?
Unfortunately the house is not suitable for wheelchair users. Bedrooms and two of the three bathrooms are on the first floor, reached only by an internal staircase, and the beach path is stone-paved with uneven pebble surfaces. Please write to us if you have specific access needs and we will be honest about whether the property will work for your stay.
How far is the beach?
Zero metres, the pedestrian promenade in front of the house leads straight onto the main beach, separated only by a low wall.
What is there to do nearby?
Marina Frapa is 10 minutes’ walk for boat charter and a long marina lunch. Dragon’s Eye saltwater lake is 15 minutes by car. Šibenik is 30 minutes, Krka National Park 1 hour, Split (and the ferry port for Hvar and Brač) 45 minutes. The bay itself is excellent for swimming, paddleboarding, and snorkelling.
Where do you recommend for dinner?
Restaurant Le Piaf and Konoba Mario, both within walking distance. Mention you are staying at The Beachhouse for the warmest welcome at either.
Are restaurants open in the off-season?
Yes, many of Rogoznica’s best restaurants stay open year-round. The town is a real town, not a seasonal resort.
