Most properties marketed as beachfront villa Croatia rentals sit a short drive, or a winding walk, from the water. The Beachhouse Rogoznica is different. The pedestrian promenade in front of the house leads straight onto the main beach of Rogoznica bay, separated only by a low stone wall. No road. No fence. No traffic. The Adriatic is across the wall.

The bay is one of the most protected on the Dalmatian coast, sheltered by pine-clad headlands on both sides. The water is calm even on windy days. The pebbles are white. The water sits in the turquoise band typical of the Adriatic, that band that does not survive translation in photographs but is the first thing visitors mention when they describe Rogoznica.

The outdoor kitchen on the terrace runs in parallel, with a stone counter, a masonry fireplace and grill, and a long table that seats twelve for the larger nights.

Where in Croatia, exactly

Rogoznica is on the central Dalmatian coast, about halfway between the two cities that anchor the region: Split (53 km, fifty-five minutes by car) and Šibenik (35 km, thirty minutes). The villa is on the main coastal corridor, ten minutes from the A1 motorway, with Split Airport (SPU) thirty minutes away by road.

This puts the villa within easy reach of the busiest cluster of attractions on the coast: Diocletian's Palace and the Riva in Split, the UNESCO old town of Trogir, Krka National Park's waterfalls, the ferry ports for Hvar and Brač, the Dragon's Eye saltwater lake on the headland. The town of Rogoznica itself is a real working town with a year-round community, a working harbour, and Marina Frapa ten minutes' walk away. It is not a seasonal resort.

Whole-villa rental, never split between groups. Three bedrooms upstairs: a king master bedroom with sea view and ensuite bathroom, a queen guest bedroom, and a third bedroom with built-in bunk beds for grandchildren. Three bathrooms in total. Open-plan living, dining and kitchen on the ground floor, opening onto the terrace through Schüco sliding doors. A 65-inch Samsung Smart TV with every streaming app installed. High-speed fibre WiFi throughout the house and on the terrace.

End-of-stay cleaning, all bed linens and towels (including beach towels), WiFi, electricity, air conditioning, heating, and whirlpool use are all included in the rental rate. Pets welcome at no extra charge. A small, returning local team handles housekeeping, maintenance, and welcomes every arrival.
